SELECTING AN ENCLAVE BELLERIVE HOME Q. What makes Enclave Bellerive special and unique? - A. Architectural Integrity. The Architectural Guidelines in the Indentures assure the preservation of the Jeffersonian architectural integrity of the community.
Freedom from Maintenance. The Homeowner's Association will maintain the grounds, including snow removal, for all residential lots and common areas, as well as exterior maintenance for the Exterior Maintenance Residential Lots. Location. The site, adjacent to Bellerive Country Club, is a well established, respected and desired address in the central west St. Louis County area. Controlled Access. Forty-nine of the fifty-five homesites are within a gated portion of the community, providing a sense of additional security to homeowners. Neighborhood Identity. The entire site, with the exception of the wooded areas, will be attractively fenced using brick columns with metal fencing. Q. How many homes will be developed at Enclave Bellerive? - A. Fifty-five single family detached homes will be built.

Q. Are there any architectural guidelines? - A.Yes, they are part of the recorded indenture of the subdivision.
Q. How many garages are on each house? Q. Where is the courtyard located? - A. The courtyard, which is also referred to as a drive court, is in the front of the homes.
Q. Will I be allowed to customize the interior of my new Enclave Bellerive home? - A. Yes, we will be happy to review your request.
Q. Can I bring Enclave Bellerive my own plans and incorporate these into the design of my home? - A. The designated architect, The Lawrence Group, must be consulted for all plans. This is in keeping with the desire of the Developer to preserve the architectural integrity of the development.
Q. Is C.F. Vatterott willing to work with the interior designer I choose? - A. Yes, we welcome your designer.
Q. Does C.F. Vatterott provide any additional warranties to the home beyond the first year? - A. Yes, in the second year C.F. Vatterott will provide a "fit and finish" warranty. In addition, an insured ten year new home Limited Warranty will be issued by the Residential Warranty Corporation (R.W.C.) A copy of this document will be provided in the Homeowner's Guide.

Yes, a copy of the Declaration of Residential Covenants, Conditions and Restrictions will be furnished in the Homeowner's Guide.
Q. What are some of the amenities that the neighborhood offers? - A. Walking paths, irrigated park areas, benches, reflecting pools, cascading waterfall, a fountain and gazebos.
Q. Describe the security systems Enclave Bellerive will provide? - A. The forty-nine homes east of the newly-aligned Mason Road will enjoy enhanced security in the gated portion of the community. Q. Describe "Freedom from Maintenance". - A. All homes will be furnished with snow removal services, grass cutting and lawn maintenance, and tree and shrub maintenance (including replacement when necessary) for that portion of the home site not within enclosed areas.
Q. What does the Homeowner's Association do for Homes on Exterior Maintenance Residential Lots? - A. For each Exterior Maintenance Residential Lot (EMRL), the Association will provide for the exterior maintenance and repair of the home and grounds such as the periodic painting of exterior building surfaces, repairing and maintenance of roofs, gutters, downspouts and all exterior building surfaces (excluding glass surfaces and doors other than the front entry door and garage doors), walkways, driveways and drive courts.
